Want to Cut Tens of Thousands of Dollars from Your Community’s Maintenance Expense?

Cost-effective Property Maintenance is a balance between aesthetics, maximizing the useful life of assets, and cost. The best Property Managers and Board Members are always looking for ways to reduce their costs while still maintaining the level of attention their Communities need.

If you manage a Community, you’re responsible for a budget and a bottom line. And no one responsible for a budget wants to waste money on routine maintenance that can easily be streamlined or consolidated to provide better results for the Community. But that’s exactly what many Florida Communities do – especially when it comes to items like Painting, Pressure Cleaning, Roof Cleaning, & Roof Maintenance.

Why are many Communities NOT looking at these items more closely? Many reasons; sometimes it’s complacency, sometimes it’s time management, and sometimes the people making the budget decisions don’t understand how much they could be saving.

Since none of these items are inexpensive (and can actually be very costly if handled incorrectly), a well put together and coordinated plan for each not only saves money and protects the Community’s investment (in their roofs, painted surfaces, sidewalks, etc.) but it also frees up time & money and preserves the Community’s Property Values as well.

Here’s a quick example: If a Community of 300 homes can save $100 per home by better coordination, they will have saved $30,000. But that’s just the start. Other benefits include consistent aesthetics, longer lasting paint, longer lasting roofs, reduced water consumption, less time wasted policing violations & sending warning notices, and less disruption throughout the Community due to routine maintenance. All of these benefits help to eliminate wasted time, effort, and money that can be put to better use in Your Community.

If you’re a Property Manager or Board Member and you’d like to find out how your Community can benefit, contact us today. We’ll be happy to send you more detail on each of the areas that Authorized Roof-A-Cide® Applicators can help you with:

Water Conservation & Minimizing Negative Environmental Impacts in Communities

In some areas of the US, especially Florida, roofs are stained black by algae growth which detracts from the appearance and property values. As a result, many communities regularly go through the process of roof cleaning which entails either pressure cleaning (which wastes large amounts of water) or chemical cleaning (which includes the use of toxic chemicals).

Roof-A-Cide® was formulated to eliminate this
unnecessary waste and pollution. We have the only product & process in the US that is both EPA Approved and approved by every major roof materials manufacturer to PREVENT these stains for YEARS with each treatment and thereby eliminate the need for cleaning as well as the use  of pressure cleaning or harsh chemicals.

For over 20 years, we have been working with Communities that are concerned about:
1) Maintaining aesthetics and property values
2) Limiting the use of harsh chemicals
3) Preserving the integrity of their roofs, and
4) Conserving water and minimizing practices that unnecessarily waste it.

Note: An average person uses roughly 25 gallons of water per shower. We can keep a 2,500 square foot roof clean for YEARS with less water than that!

Maximize the Life of Your Roof - Top Five Countdown

Top Five Ways to Maximize the Life of Your Roof:

5) Ensure the attic has proper ventilation: According to GAF, It is estimated that 9 out of 10 homes in North America do not have proper attic ventilation. This not only affects your heating & cooling costs, but it has a direct impact on the roof decking and therefore the longevity of your roof.

4) Keep the roof clear of mold, algae, moss, or lichens: Mold and algae growth on roofs is primarily an aesthetic issue – creating black streaks and stains that make the roof look old & worn out. Moss and lichens are more destructive to the roof since they retain water, displace granules, and can lift shingles.

3) Keep the valleys & gutters clean: The roof & gutter system is designed to shed water. Leaf and debris buildup will retain water, prevent its proper flow, and create dams that divert the water in ways that the roof was not designed to handle.

2) Avoid unnecessary foot traffic and wear & tear: Never let Contractors on your roof that are not licensed, trained, and qualified to be on it. If you’re having your roof cleaned, avoid the use of high pressure or harsh chemicals – especially high-strength Chlorine Bleach.

1)Regular inspections & repairs: A visual inspection of (1) the roof surface, valleys, flashings, & fixtures, (2) the gutters and fascia, and (3) the underside of the roof deck from inside the attic can head off minor problems before they become major problems.
